Here's our story: some years ago, Joe's elderly parents needed to sell their house in the Bay Area that was in a rural zone far from any town center. They needed to move to a more urban area due to their age. At the end, 100% of the net proceeds (after paying ~5% agent fees) from selling their house was used to buy the smallest house possible in the nearby town, which left no money to do any improvements. However, Joe's Dad was adamant about doing certain exterior project at the new house, over exerted himself and resulted in an injury that needed surgery. Seeing this, Joe thought: had his parents could keep just a little more of their equity, it was enough money to hire a pro to do the work, and his dad would not have injured himself. This is how our
