Golden State Management Company provides all of the management tools and services necessary for a successful management and operation of a property. Our primary objective is to maximize the Board?s control and establish them at the level of decision makers, while relieving the Board?s day to day effort required to manage and operate the property. Golden State Management?s property supervisor together with the administrative staff prepare a detailed monthly meeting package that is delivered to the Board a week before a scheduled Board meeting. This highly comprehensive and well organized meeting packet includes an agenda, minutes, detailed financial report, up-to-date delinquency report, property inspection reports, service contract and maintenance reports, bids, violation letters, correspondence, and all other related documents. With accurate and comprehensive information provided, Golden State Management provides the Board the ability to make well informed decisions pertaining the property. We work closely with the Board in order to provide efficient and professional management services as follows. Assisting the Board in overseeing the operation, up-keep and maintenance of the common elements of the property, authorized by the Board, and funds provided in the budget. Assisting the Board in obtaining contracts for major repairs, replacements and construction. Placing orders upon approval of the Board for such equipment, parts, materials, and supplies, as are necessary to properly maintain the common elements. Inspecting the common areas on a monthly basis and providing written reports for the Board for required maintenance and repairs. Follow up on unit owners request for common area repairs. Assisting the Board in developing and administering preventative maintenance, capital repair/replacement and improvement programs. Maintaining after hour and weekend emergency telephone response.
