This house has a crawlspace built very low to the ground. Normal clearance is 18" from ground to framing. This house had 9".

Whoops! Someone left the sprinkler water on too long...or a line is broken due to tree roots.

Two common conditions under a kitchen sink. 1. Flex hose not supported up high for proper draining. 2. Drain piping corrosion.

No, your not seeing double. This was a nice install of two furnaces needed for only one side of a very large older home in PHX.

Inspection of sprinkler ground valves, they are prone for leaks at glue connections....then you get tree roots.
